What is a Private Seller?

At UKLR we define a Private Seller as anyone, or organisation, selling Land and Development Opportunities directly. This includes:

  • Private Individuals
  • Land Bankers
  • Private or public companies
  • Conglomerates
  • Authorities
  • Parishes
  • Regeneration companies
  • Estate managers
  • Charities
  • Any other type of organisations with Land or Conversion Opportunities for sale

How Much Does It Cost?

As a Private Seller you can advertise your Land and Development Opportunities directly on UKLR. Each listing costs just £10 per month, or £100 per annum plus VAT. There is no minimum or maximum spend. In addition we also offer Annual and Volume Discounts

This type of advertising is flexible, plots or properties can be interchanged as required, meaning that advertising space does not need to be taken out for every piece of land or development opportunity being sold, but can be rotated as required.

Or you may choose to opt for the Lifetime Listing, for a one-off payment of £250 plus VAT. Lifetime Listings advertise the Land or Conversion Opportunities for the full time they are on the market, without further payment. However, whilst editable on price and planning status they are not transferable.

What Type of Listings Can Be Included?

UKLR promotes any type of Land, including single and multiple plot residential land, commercial, industrial, agricultural or other.

We also promote Conversion Opportunities. At UKLR we define these as:

“A Conversion Opportunity is an existing building that has planning consent, or the potential of planning consent, for an alternative use. With a Conversion Opportunity the existing building remains, with alteration and/or extension work being undertaken to create a building for an alternate use to the original one.”

These may include:

  • Barns
  • Chapels & Churches
  • Factories
  • Guest Houses & Hotels
  • Public Buildings
  • Mills
  • Pubs
  • Residential Homes
  • Schools
  • Or other suitable buildings

What UKLR Specialise In

UKLR is a specialist website dedicated to the promotion of Land and Conversion Opportunities only.

UKLR deals with all types of Land: Residential, Commercial, Industrial or Agricultural. In addition we promote a wide range of properties with the potential for an alternate use. These could be flats, with the potential to convert into one residence, or visa versa. Local authorities are particularly keen to see derelict or unused buildings reutilised. Such buildings could include mills, chapels, factories, barns, residential homes or public buildings suitable for conversion.

What Type of Buyers Do UKLR Target?

Development Opportunities is a niche market with a specific audience. Land and Conversion Opportunities are not ‘instantly occupiable’. They either require a new build or extensive work to provide a new purpose. These types of listings won’t attract your normal audience, who generally want instant occupation on completion of legal transactions.

Development Opportunities require a certain type of buyer. Either an individual or organisation that can identify a lucrative commercial opportunity.  Or someone who can see beyond what exists and visualise their dream home. Whatever their motivation or purpose results are not instant.  It sometimes takes years from concept to completion. Finding the right opportunity, in the desired location, may eat up that time. Then there are all the necessary legal consents to gain.  Plus the time it takes to physically build or convert the property, which is months, and often years.

Seeking Specialist Buyers is something not offered by other sites.  Here at UKLR we actively seek out specialist buyers and promote the listings on our site.  We also receive requests from potential buyers, and actively help source those requirements.
